HOME STAGING

Home Staging  is an English term, literally meaning: staging of the house. It means making the most out of a home for sale through visual optimization.

Not just about decorating, lighting and properly distributing space, but repairing defects that may distract potential buyers: a blind that does not go up, broken glass, a leaky faucet, outdated furniture, an unpleasant smell.

 

Before the term "Home Staging" and from the moment that there is competition in the housing market, there have been developed decoration techniques designed to facilitate rent or sell of properties promoted by real estate agents, interior designers and owners.

 

The Home Staging was born and raised simultaneously in the United States, Canada and Australia, since 1970, because of the great conditions of real estate market; used as the housing market implementation of innovations in marketingexperiencial and interior design. At present, half of US properties are subject to a Home Staging operation before entering the market for sale.

 

The Home Staging was published in the British property market in the early 1990s, and then in the Scandinavian markets, French, Belgian, Dutch and German throughout the 2000s.

 

In late 2000 the first specialized companies in the real estate market appeared in Spain.

 

 

 

 

 

Concepts

 

The Home Staging optimizes submission status housing to accelerate and facilitate marketing of themselves. An optimization of this type is based on a number of criteria, including:

 

  • Optimization of lighting in space.

  • Focus on the strengths of the housing.

  • Modernization of the atmosphere and decoration.

  • Resolution of minor defects in the building materials.

  • Depersonalization and neutrality of the spaces.

  • Solution to odor problems.

  • Troubleshooting Overload.

  • Optimize circulation in space and between spaces.

  • Furnishing and decorating initially empty spaces.

 

It is noteworthy that the beautification of homes is not a primary goal, but a secondary goal of Home Staging. This is the differens between Home Staging and interior design.

Use of the property market

 

Home Staging rules have been developed as a real estate marketing technique that applies to the residential real estate market, based on the experience in the US housing market.

 

In direct use, property owners (individuals, financial institutions, developers, companies or other) resort to Home Staging to accelerate and facilitate the marketing of their homes, both sale and rent. In indirect use, real estate agents use the Home Staging to facilitate and accelerate the sale or rental of housing of its trading portfolios, which are commissioned by the owners of such housing.

 

Home Staging techniques are also used to create pilots floors shown in new constructions, in order to facilitate the sale of homes in new buildings.

 

There are in Latin America since the early 2000s and in Spain since 2008 companies specifically dedicated to Home Staging services, in addition to the other services offered by real estate agents to their customers.
